The border areas of the city are places in which the rules and regulations find it difficult to apply. Behind at rough fences informal aggregation places can be discovered where you can practice amateur sports activities. These spaces are charged to welcoming that part of the community in search of social, economic and emotional redemption. This image emphasizes how sport, defined “of street”, can compensate those areas often denied to traversability turning into the “trigger” of virtuous redevelopment plans. In fact, the urban regeneration of these areas of intervention is not a utopia, but it is applicable to many places that can be rehabilitated, even if profoundly marked by obsolete constructive characteristics and performance deficits. We can try to change utopia into “eutopia” (eu-topos), transforming the deteriorated building heritage into many “good places” with the aim of achieving new forms of sobriety, to revive parts of cities in affected to phenomena of degradation, learning to “listen” the places trying to use attention and wisdom (Montuori, 2016). We believe it is possible to identify architectural redesign principles that consider a “second time” in the life of peripheral environment starting from those small decomposed fragments in which there are still positive characteristics of urbanity (Angi, 2018). From the application experience of the AdESA research project (Seismic, Energy and Architectural Adjustment of existing buildings) it is possible to identify common elements with the principles here expressed. These elements are the strategic vision, the respect of an action plan, the multi-scalar approach, the involvement of the population and listening to the context before the project. This sequence of actions, which we find into the study case, put the elements of the built in relation to each other and generally with the place, pursuing the goal of a city really shareable and truly socially sustainable.
